Portneuf Medical Center, at the time a county-owned acute and long-term care facility, wanted to consolidate their hospital campuses to a new state-of-the-art campus on the east side of town. Some hospital services had already been relocated; a new bed tower and remaining hospital services would be transferred to the new campus. In the interim, there was a more immediate need for space for physicians and outpatient services.

Following the process that began with 10 firms competing for the opportunity and included presentations to hospital administration, physicians and county commissioners, Lend Lease was selected to develop and own the 81,500 square foot medical office building. The Cardiovascular Center of Excellence houses cardiac rehab, a cardiac clinic, cardiac administration and a prominent cardiology practice. It also includes a hospital lab, a sleep center, hospital internal medicine and pulmonary groups. The building, which is directly connected to the hospital, was completed in December 2007.

Lend Lease was responsible for all phases of the project - design and construction oversight, financing, leasing - and currently provides management services.
