St. Francis Millennium Medical Office Building
Greenville, SC

Bon Secours St. Francis Health System has been the leading health care provider in Greenville, South Carolina since 1932. The hospital system now includes St. Francis downtown, St. Francis eastside, St. Francis millennium, a new 64-acre campus that is currently in development.

The new facility, a state-of-the art four-story, 103,000 square foot medical office building, was built as part of St. Francis Health System’s expansion strategy in Greenville. The facility establishes a brand presence as the first phase of an environmentally-friendly 230,500 square foot healthcare complex which will include 52 beds, 10 operating rooms, and emergency department. St. Francis introduced this “Institute for Chronic Health” as a major first step in reforming healthcare delivery from a focus on treatments to preventive care. The building features a diverse collection of health care services, including urgent care, diagnostic imaging, sleep lab, cardiac rehabilitation and a full-floor cardiology practice.

Timing was important; St. Francis turned to Lend Lease to get the job done quickly. The project was fast-tracked by incorporating a phased building permit approval process and early engagement of the general contractor. Lend Lease was selected in March 2008, broke ground in June 2008 and the project was completed in June 2009.

Lend Lease was responsible for all aspects of the development including design and construction management, financing, and leasing, and now provides property management services.
