The Birth Place at Southwest General

IASIS had leased The Birth Place, a birthing center attached to their Southwest General Hospital in San Antonio, TX, from a third party owner who was trying to sell it to an entity who was not willing to renovate and expand it. IASIS then put the property under contract and assigned the contract to Lend Lease. As planned, Lend Lease proceeded with the renovation and expansion of the facility which was, at that time, operating below the area’s demand for such a facility. Lend Lease funded the debt with a loan from Heller Financial (now GE Capital). The renovation and expansion was completed in August 2002.

The expansion encompassed approximately 17,280 square feet and included 18 post-partum rooms, 3 LDRP rooms, two isolation rooms and support rooms, such as classrooms, pantry, nurses’ stations, office and equipment storage rooms. As a result of the renovations, The Birthing Center obtained Level II certification which allowed them to accept 33-week patients, business that was being lost to downtown area hospitals.
